Media Release: IDA Launches Fifth Senior Debt Income Fund

IDA launches its first open-ended senior secured real estate lending strategy to wholesale and institutional investors targeting monthly income at the RBA Cash Rate plus 5% per annum* from a diversified portfolio of registered first-mortgage real estate loans.

Melbourne – 16 June 2026 – Specialist real estate credit and investment manager IDA is pleased to announce the launch of IDA Property Finance Portfolio V (IPF V).

Building on IDA’s compelling track record in senior secured first mortgage lending and available exclusively to wholesale and institutional investors, IPF V is IDA’s first open ended investment fund. Focused on capital preservation and stable monthly income generation from a diversified portfolio of registered first mortgage real estate loans, IPF V targets investment returns of 5% per annum over the RBA cash rate.*

The launch of IDA’s first open-ended private credit fund builds on the success of IDA’s four prior closed-end funds, extending a strategy previously only available to IDA’s network of high-net-worth and ultra-high-net-worth clients.

Operating for more than 16 years, IDA is active across all aspects of commercial real estate finance and investment, trading predominately within the mid-market living and logistics sectors.

Led by founder Adam Kaye alongside partners Robbie Fallon and Jeremy Urbach, IDA secured a strategic investment in 2024 from Macquarie Real Estate Partners – a global real estate opportunities fund managed by Macquarie Asset Management – who took a significant minority stake in the IDA platform.

The portfolio will be constructed subject to defined limits as it scales, including caps on individual loan and borrower group exposures and minimum allocations to major metropolitan markets. Key features include monthly distributions and multiple sources of liquidity.**

The launch of IPF V continues the trend of private market capital and specialist CRE credit managers filling the widening gap left by the continued pull-back by major banks from mid market commercial property lending.

The fund’s first close will be on 1 July 2026 and is available to wholesale investors only. As with all investments, an investment in the Fund is not without risk.
